With home listings so accessable online, some potential buyers may not think they need a Real Estate Agent. It is very simple to find a house online but it can be much more difficult to get the whole buying process to successfully complete without issues. So many times purchases can fall apart just because of lack of knowledge on the issues that almost invariably arise. Your Real Estate Agent is trained and experienced to handle those arising issues. Some things you need to consider when you are ready to look are:

 

Make sure you are ready with your finances before you start looking for a home. Your offer is less convincing if if doesn't include a mortgage pre-approval.

 

Determine your offer on the value of the home and not the list price. If a house is priced at or below market value, you are not likely to get it for less. If it is priced above the market value and has been on the market for a while, a lower offer needs to be accompanied by a market analysis.

 

If you see a house of your choice, move fast. If you are in an aggressive market, make sure your first offer is a very good offer. If you try to go back and forth in negotiation you always risk losing out to another offer.

 

Buying a property is a major decision. Make sure that you weigh the pros and cons before purchasing. Once you come across the property of your choice, use your agent to answer questions about possible unforeseen issues.

HOLIDAY SEASON IS HERE!

The Holiday Season is here and in full swing. There are so many opportunities to get out and enjoy this Christmas Season in our area. Check out the various Holiday fun available.

 

The Southern Rowan Christmas Parade is November 22. It starts in Landis at 3pm and in China Grove at 4pm.

 

On November 26, Kannapolis will have the Annual Christmas Tree Lighting in Village Park. The Winterland Express Train and Celebration of Lights will be available to enjoy every evening, except Christmas Eve and Christmas Day, from 6pm until 9pm through December 30.

 

You won't want to miss the Kannapolis Christmas Parade of Lights on Saturday, December 10 from 6pm until 9pm.

 

The Kannapolis Intimidators hosts their Laser Light Experience at Intimidator's Stadium on December 2-4 at 6pm.

 

From November 19 through December 31, A SPEEDWAY CHRISTMAS is open at Charlotte Motor Speedway, 6pm until 10pm every Thursday through Sunday and daily the week of Christmas. 3,000,000 lights with a Christmas Village, petting zoo, Bethlehem Village and Christmas movies at various nights on the gigantic backstretch TV.

 

Don't spend every evening at home watching TV during the holidays. Get out and enjoy our community at Christmas!

Planning Tips for Buying Your First Home

If you dream of owning your own home, there is no better time to do it than now!  It is a very profitable market right now and, with low rates, only requires a small initial investment. In order to fit your budget and your goals, here are a few tips that will help your decision.

HOLIDAY LASER LIGHT SHOW

Don't miss out on the Holiday Laser Light Show that is being hosted by the Kannapolis Intimidators at Intimidator's Stadium from December 4th through December 6th, 2015. Gates are opened at 5:00 PM with shows at 6:00 PM, 7:30 PM and 9:00 PM. Tickets are $5 ($4 for kids and seniors) and are on sale now and available on-line at IntimidatorsBaseball.com.

There will be vendors with great Christmas ideas and children can get their pictures made with Santa and will be special concessions featuring hot chocolate, cider and holiday cookies along with regular ball park concessions.

For the kids there will also be extra inflatables as part of the stadium's kid zone.

It will be a fun and festive time for the whole family!

Growth in Kannapolis

Community Link and True Homes sponsored a luncheon in February at the Kannapolis Train Station. The focus was to update Realtors on the growth in Kannapolis and Cabarrus County. The Office of Economic Development’s Margie Bukowski, the Senior Vice President of Economic Development, presented a slide show on current companies bringing jobs to the community. Part of her message was, “if we build, they will come.” As she moved through her presentation, she provided evidence that some companies were looking for buildings and lots that already had the space and utilities and technology available. Armed with this information, we, as Realtors, are able to present a true, rosy picture of growth, education, and housing.

There is a building boom going on in Cabarrus County that is the highest since 2008. This seems to be led by big commercial projects adding more jobs in the area.

Some of the companies moving into the area or expanding include; Alevo Group, Concord Regional Airport and Duke University is increasing it's presence in the NC Research Campus.

Community Link is a HUD-approved agency which provides information and development of the “means” for individuals and families to become homeowners. Willing homeowners-to-be can learn about making and maintaining budgets, becoming “mortgage ready,” and also connect to possible down payment assistance.

Kannapolis Christmas

This year the Village Park kicks off its Christmas celebrations on November 29, 2014 with the annual tree lighting at 6pm.  The celebration continues on December 6 starting at 2pm with carnival rides live entertainment and vendors.  The Winterland Express train runs and Santa's workshop and other activities continue nightly.

Downtown Kannapolis

Downtown is hosting the Kaleidoscope Cultural Art Festival on October 25th from noon until 4 pm. It will include magicians, jugglers, pottery makers, woodworkers, metal workers, jewelry makers and musicians.  There will also be artists and writers. There will live performances through out the day.  Bring the whole family for a day of fun.

SUMMER IN KANNAPOLIS

The Village Park has a variety of events going on this summer besides the train rides and splash pad.

Movies in the Park will continue on Friday June 27th with "Despicable Me 2" starting at about 8:45pm, July 11th will be "Frozen",July 25th is "Big" and the last of the season is "The Nut Job".

Concerts in the Park continue Saturday June 21st at 7pm and on July 2nd the Charlotte Symphony will perform followed by fireworks, other concerts on July 19th and August 2nd  and the last one of the season will be August 16th and will include fireworks.

Stories Under the Stars continue Saturday June 28th and August 23 starting at 7pm.

In Veterans Park the Thursdays on Main continue with one more lunchtime concert June 26th from 11:30am to 1pm.  They have added evening concerts with two more events left, July 10th and August 14th from 6 to 9pm.

Come out and take advantage of all the things Kannapolis has to offer, and bring the whole family.

Jiggy Jam in Kannapolis

More than 70 teams from across the country are coming to Kannapolis May 9th and 10th to compete in the 2nd annual Jiggy with the Piggy Barbecue Competion.

You can sample lots of good barbecue.  Wings on Friday and pork on Saturday.  There will be a variety of music on Friday evening and all day on Saturday at different times and locations around town. There will also be movies in the park on Friday night.

The NC Music Hall of Fame is hosting the 3rd annual Rhythm and Run 5K starting at 8am.

Enjoy food and craft vendors and many other activities.  Don't miss all the fun.

CELEBRATING SCIENCE IN KANNAPOLIS

The North Carolina Science Festival will be held from March 28 through April 13 and offers an opportunity to find out more about science and technology.  The goal is to encourage children to pursue science-related carees and businesses to invest in North Carolina.  There are many planned activities that will be fun and educational for all ages.

Kannapolis Christmas

Kannapolis will be having a festival in Village Park starting this Saturday, December 7th at 2pm.  Come out and see the lights and Santa. Ride the train and enjoy lots of other activities for the whole family.

The Kannapolis Christmas Parade is  December 14th at 6pm, bring the family out to see all the bands and dancers and be sure to stay for Santa at the end.

Jiggy With The Piggy Coming To Kannapolis

More than 60 teams from across the country are coming to Kannapolis May 10th and 11th to compete in the inaugural Jiggy with the Piggy Barbecue Competion.

You can sample lots of good barbecue.  Wings on Friday and pork on Saturday.  There will be a variety of music on Friday evening and all day on Saturday at different times and locations around town. Friday night closes with a fireworks display.

The Kannapolis YMCA will be hosting their pancake breakfast on Saturday from 8-11 am.

MORTGAGE LOANS

Interest rates are at a historic low.  Loans are still available for most buyers through FHA and Conventional sources.  FHA has had one of the lowest down payment amounts for the last few years.  You only need 3&1/2% down with a higher debt to income ratio than other loans.

Conventional loans have had 5% down minimum in the past but now some lenders are coming back to the 3% down that was available several years ago.  The problem with conventional loans is they have a higher debt to income ratio than FHA. 

Of course VA loans come with no money down if you are a veteran and have good credit.  All these loans are based on your credit score, the higher your score the lower the interest rate can be.  With rates as low as they are, you may quailfy to buy a larger home than you thought.  Check with a lender to see what  you can qualify for.

RECYCLE KANNAPOLIS

According to statistics Kannapolis has very good participation in the residential recycling program.  Kannapolis will be offering free recycling for electronics on February 9th from 9am to 1pm at the old post office building 275 Vance Ave., there will also be a paper shredder available. It's time to clean out the electronics you don't want or need anymore, and get rid of extra paper and old files at the shredder.  Let's start our spring cleaning a little early this year.

Kannapolis Christmas Parade

The Kannapolis Christmas Parade will be Saturday December 8th at 6pm.  The parade will have nearly 140 entries this year.  The parade will start at the intersection of S. Main Street and Dale Earnhardt Blvd and will travel north to 1st Street then left and down to the village, ending at Vance Street.  Don't miss it.

A KANNAPOLIS CHRISTMAS 2012

Kannapolis Parks and Rec

With warm weather come lots of fun activities for the whole family.  Movies in the park have already started and the next one is June 8th.  The first concert of the summer is this Saturday , June 2.  The movies and concerts are held at Village Park, during the day the  kids can take a ride on the train or play on the Splash Pad.  There are lots of things to do in the park all summer long and don't forget the Stories Under The Stars at the Kannapolis Library, the next one is June 23.  For a complete list of activities and times go to the Kannapolis City website. Get out and enjoy.

Tips To Help Get Your House Ready To Market

Curb appeal is very important.  If the buyers don't like it from the street, they won't look at the inside.  Make sure the lawn and shrubs are well manicured and the porch is free of clutter. 

Inside check for drippy faucets and burned out light bulbs, make repairs as needed. Make sure cabinet and closet doors don't stick, and consider cleaning out closets , attic and basement.  Donate unused items or store them in a storeage unit away from the house.  Check for anything that might cause a buyer to fall, you may have gotten use to these things but others might not notice them and trip, spoiling your chances with this buyer.  Turn lights on throughout the house before the showing if possible.Open up the blinds and let the sunshine in.  Make sure bathrooms are clean and sparkling, recaulk if needed and put out your best towels. Keep TV and stereo volume down and avoid having showings when you have a lot of people in your house.  If you can do all these thing it will improve your chances for a quick sale.

A Kannapolis Christmas

There will be a month long celebration starting Saturday December 3, 2011 with a day long festival in Village Park.  This will feature crafts, vendors, carnival rides, live entertainment, inflatables and of course Santa.  In the evening there will be fireworks following the lighting of the Kannapolis Christmas Tree.  The Celebration of Lights and Winterland Express will be open every night at 6pm throughout December. 

New this year will be Nativity Night on December 17, 2011 featuring a live nativity, choir music, petting zoo and pony rides.

The Kannapolis Christmas Parade will be December 10, 2011 at 6pm, starting at the intersection of Main St. and Dale Earnhardt Blvd. and finish up in the village.

Summer Events in Kannapolis

Concerts in the Park kicks off this Saturday June 4th at 7pm with Country Artist Jason Michael Carroll followed by fireworks.   Next Friday June 10th Movies in the Park start up with Despicable Me at 8:45pm.   Stories Under the Stars continues with David Novak on June 25th at the Kannapolis Library.  There's also lunch time concerts in Vetrans Park from 11:30am to 1pm on Thursdays through June. All these events are free bring your chairs and come and enjoy.

Happening In Kannapolis

Kannapolis City council has decided to become the sole owner of Fieldcrest Cannon Stadium, the city will buy out Rowan County's share.  The stadium is the home of the Kannapolis Intimidators minor league baseball team.  There will be 70 home games during the season in addition to promotional nights, special events, and fireworks. The city has plans for future developement of the land around the stadium which would generate income for the city.

Another big change for Kannapolis is the curbside recycling program, set to start July 1 of this year. Residents will receive a 96 gallon roll out container for their recyclables by the end of June. Hopefully participation will be high and make this a big success.

Spring Fever

Closing Dale Earnhardt Blvd.

The Department of Transportation will begin work on the storm water drainage system. This is designed to carry water away from the NC Research Campus and prevent water standing on the road from run off.  The road will be closed in the area near the Village Park starting in February 2011.
